Preventive maintenance programs that include regular visual inspections are the key to finding small or potential problems before they become big problems. Identifying problems and having them repaired will extend the serviceable life of a roof. We have had great success helping customers extend the serviceable life of their roofs well beyond the warranty period. Each extra year of service provided by your roof reduces the lifecycle cost of your roof system.
Many manufacturers’ warranties recommend two visual inspections per year. However, many of our clients have realized benefits from annual and even biennial visual inspections. We will work with you to develop a timeline that best fits your goals and budget.
We walk the entire roof, assessing the condition of the roof membrane, flashings, and contiguous structures. Based upon our observations, we will provide you with the following:
- Report outlining the current roof system, our findings based upon inspection, recommendations, and cost estimates
- Scale roof plan including all penetration
- Supporting photographs
- Specifications and bid documents
We can customize the components of the inspection and report to best suit your needs.
Even if your roof is still under warranty, a visual inspection may discover defects that are not covered by the manufacturer’s warranty. A majority of the problems we see on roofs are small cuts and tears from wanted, as well as unwanted, visitors to your roof. These are not defects in the material or installation and are not covered by the warranty. If found early, simple inexpensive repairs can prevent costly damage to the roof system and building contents.
